Monthly RV Site Reservations

1. As a reminder per our RV & Vehicle Policies:

   • All RVs which are not Motorhomes staying at our property MUST be towed-in by the Reservation’s Primary Occupant(the Person whose name the Reservation is under). Meaning, in regards to both cases, the Primary Occupant MUST:

     • #1: Own their own Tow Vehicle (if they have a non-Motorhome RV), AND

     • #2: Know how to operate the said Tow Vehicle.

     • In other words: All RVs which are not Motorhomes staying at our property may NOT, under any circumstance, be towed in via a ‘commercialized’ third-party towing service. AND ipso facto, all RVs which are not Motorhomes MAY ONLY be towed-in by a Tow Vehicle that is 100%(without any exceptions) owned-and-operated by the overnight Guest.

2. Monthly Reservations are capable of being Booked Online, Over-The-Phone, or in the Camp Store.

3. After being booked, all New Monthly Reservations MUST complete their Pre-Screening via our Online Guest Portal from their own electronic device BEFORE trying to Check-In on their scheduled Arrival Date. For more information about our Pre-Screening, read our Pre-Screening Article.

4. Monthly Reservations may occupy their campsite 12-Months out of the year, given they are on a site that has Winter Water.

   • Monthlies on a Site Number that does not offer Winter Water may request to move to a different Site Number that does offer Winter Water in order to stay through the Winter. This is called a Winter Temporary Flip (A.K.A. a ‘WTF’ for short).

   • Additionally, a Monthly is the same thing as an ‘Annual’ or a ‘Permanent’. Monthly may stay as long as they’re permitted on their campsite, so long as they’re in compliance with Park Terms of Service and that they’re paying by the Month.

5. Monthly Reservations who are certain of their Departure Date should notify Park Management as soon as possible after booking, or when they know, so we can update that information into our System. It is also acceptable to depart when you wish if you are unsure of your exact Departure Date.

6. How Are Monthly Reservations Paid?

   • For Monthly Reservations: our Campground requires the enrollment into a ‘month-to-month’ payment plan.

     • Our ‘month-to-month’ payment plans are designed specifically for Reservations that are Monthly. Due to the inherently large upfront totals on these long Reservations, our ‘month-to-month’ payment plans are an excellent form of ‘financing’ for your Reservation Rate over the course of your stay. It also ensures that you are only paying for exactly what you end up staying for.

       • Ongoing Monthly Charges Payment Plan (A.K.A. the OMCPP for short):

         • Pay for your site’s Rate month-by-month while you're staying with us. We’ll charge you the MONTHLY Rate before each Full Month you stay with us on your ‘Anniversary of Arrival Date’ (the same day on each Month when your initial scheduled Arrival Date was). Once you decide to leave, & depending on when you decide to leave, we will give you a Prorated Refund of your final Month’s Rate that you paid for if you did not end up staying for the Full Month.

         • The MONTHLY Rate you receive when you are first onboarded, is not the MONTHLY Rate you receive ‘indefinitely’ month-to-month while you’re at the Park.

           • Each month’s MONTHLY Rate is based on whatever the Park’s set MONTHLY Rate is at the time the Charge is posted; which is always 3 days before the Charge’s due date. The MONTHLY Rate can be viewed on our website at any time.

7. The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit

   • We take an additional Security Deposit with all new Monthly Reservations.

   • The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit is your campsite’s In-Season TRI-WEEKLY Effective Nightly Rate @31-Nights MINUS your campsite’s MONTHLY Rate.

     • The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit may be used in two different scenarios:

       • Scenario #1: It will be used against the Guest if they opt to leave before reaching their first Full Month of their stay. So say that you book as a Monthly checking in May 15th, but you leave before June 15th, then your Reservation will be re-classified from an Extended Stay to a Daily or Weekly. Meaning your Reservation will be adjusted & you will lose the MONTHLY Rate, in this scenario, the Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit will be used to cover up-charges incurred by the Guest upon Reservation re-classification for not originally booking as a Daily or Weekly.

       • Scenario #2: It will be used to cover for the Guest when they depart during their final Month. We find that on the last Month of a Guest’s stay, they will not pay the full Month charged to their account preemptively, anticipating that they’re not going to be staying the full Month. By taking the Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit, we are able to cover up to 9-Nights without needing to track down a Guest for departing without paying their last Month’s Charge. This helps us avoid the necessity to level any of Theft of Service lawsuits against a Guest while they’re driving potentially States away from Pennsylvania. Yes, we will track you, and we will find you. But this should avoid that.

   • Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit Pricing per Site Type:

     • 50 Amp FHU Pull-Through: $243.19

     • 50 Amp FHU Back-In: $227.25

     • Small 50 Amp FHU Back-In: $219.54

     • 30 Amp FHU Pull-Through: $216.17

     • 30 Amp FHU Back-In: $202.66

8. Mandatory Final Site Metered Electric Charge Security Deposit

   • We take an additional Security Deposit with all new Monthly Reservations.

   • Mandatory Final Site Metered Electric Charge Security Deposit is set by an Administrator inspired by an industry-standard typical high-end safe estimate of an average but totally-typical Monthly Site Metered Electric Charge.

     • The Mandatory Final Site Metered Electric Charge Security Deposit may be fully, partially, or not-at-all Refunded back to the Guest after their Reservation Departure, minus any potential unpaid Site Metered Electric Charges left on their Reservation.

   • Mandatory Final Site Metered Electric Charge Security Deposit Pricing per Site Type:

     • 50 Amp FHU Pull-Through: $140.00

     • 50 Amp FHU Back-In: $140.00

     • Small 50 Amp FHU Back-In: $125.00

     • 30 Amp FHU Pull-Through: $75.00

     • 30 Amp FHU Back-In: $75.00

9. Optional Site Deck Removal Security Deposit(Mandatory w/ All Site Decks)

   • We may take an additional Security Deposit if you want a Permanent Foundation Deck on your Monthly site.

   • The Optional Site Deck Removal Security Deposit(Mandatory w/ All Site Decks) is set by an Administrator and is inspired by local labor pricing.

   • Optional Site Deck Removal Security Deposit(Mandatory w/ All Site Decks) Pricing per Site Type:

     • 50 Amp FHU Pull-Through: $200.00

     • 50 Amp FHU Back-In: $200.00

     • Small 50 Amp FHU Back-In: $200.00

     • 30 Amp FHU Pull-Through: $200.00

     • 30 Amp FHU Back-In: $200.00

10.  What About Electric Meter Readings & Charges?

    • Extended Stay Reservations, you will receive a billed Site Metered Electric Charge to your Guest Portal payable by its Due Date. With this Charge you will get an Email Notification of the Charge being posted. WE DO NOT OFFER AN AUTOMATIC PAYMENT SERVICE FOR ELECTRIC METER READINGS. The best way for you to pay your Site Metered Electric is manually yourself on our Online Guest Portal once you receive the Charge Notification Email.

      • Your Anniversary Date Of Arrival is the specific day of the month (numerical) that you first had your Reservation arrive on. For example, a Reservation with an Arrival Date of May 15th, 2022, would have its Anniversary Date Of Arrival every month on the 15th. June 15th, July 15th, August 15th, etc… for an indefinite amount of time until their Reservation would depart.

      • The ‘cycles’ for billed Site Metered Electric are for the time periods between each Anniversary Date Of Arrival that you are checked into the Park.

      • A final Site Metered Electric Charge is also issued on your Departure Date for whatever time period surpassed from that Departure Date to your last Anniversary Date Of Arrival.

      • Late Payment Fees are charged to the Guest if Charges go Overdue for more than 2 days. Guests should update their On-File outdated or expired Credit Card information themselves by using the Online Guest Portal.

      • With all of this said, you will need to manually submit your Payment for your Site Metered Electric Charge yourself every month. Charge Notifications that the Charge has been posted to your Guest Portal are sent via Email once your Meter Reading is in. Payments can be made using the Online Guest Portal, or inside the Camp Store during business hours.

      • The Rate for Site Metered Electric is $0.1169(11.69¢)/ per kilowatt hour. Not having been increased at all from our provider billing.

      • Reminder that Seasonal Reservations are classified a type of Monthly Reservation & as such, they are billed Site Metered Electric.

11. Monthly Pricing Breakdown:

    • #1: MONTHLY Rate for each Month (Can be found on the Rates Page of our Website)

    • #2: Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit

12. Extended Stay Reservation Free Visitor Passes

    • Monthlies: 1 Free Visitor(can be used as Day or Overnight) /per billing cycle

    • Seasonals: 6 Free Visitors(can be used as Day or Overnight) /per billing cycle

13. Concerning the topic of ‘living’ at White Oak:

    • It depends on how you’re defining the word ‘live’. We are available to be, at most, a semi-permanent living arrangement for certain people, NEVER a permanent living residence option for anyone. Let us repeat that: our campground, as RV Park, has the capability to be a form of what we call, a ‘semi-permanent living arrangement’ for what could be a certain sub-set of people within their own reasonable scenarios. The most common acceptable examples we see of this are: couples seeking interim housing in between building their new home, travel nurses, out-of-state pipeline workers, as well as, other travelling professionals, and of course; the typical full-time RVer seeking a quiet & chill spot to wind-down for their period of time. To put this all in other terms, in a more blunt fashion: we would not advise you to seek to book with us if your intent is to ‘live and die’ on this campground. That specific scenario would require a different mode of action by you with other appropriate services out there; such as a properly licensed Mobile Home Park, etc. Our campground is NOT a permeant living residence for anyone. That being said, we are an acceptable option for a semi-permanent living arrangement for certain people in certain scenarios. You don’t need to fully expound to us your own specific scenario, unless we were to ask you for it, because we had probable cause to investigate the fact that you’re trying to ‘live and die’ here. So, although there’s not an officially enforced ‘maximum’ length-of-stay for any of our Monthly(or Seasonal) Reservations, if we begin to suspect that you are using our Park as your permanent living residence, and not merely your semi-permanent one, we will unhesitantly move to Mandatorily Cancel Your Reservation with us, and then proceed to Fully Block your Guest Profile from booking future Reservations with us. You can receive packages via our mailing address. As well as the occasional letter, however when it comes specifically to letters(not as much so with packages these days), as more and more of them come in in your name, and over an extended period of time, our probable cause of Mandatorily Cancelling Your Reservation with us due to a suspected attempt to ‘live and die’ here, goes way up.

14.  It is the responsibility of the Guest to keep their site(s) neat, clean, & free of debris.

    • Outdoor mats, carpets, chairs, bicycles, and other items must be removed and stored out of the way to make way for mowing and weeding. Items stored under the units must be placed far enough not to impede mowing or weeding at the unit’s perimeter.

    • Spring clean-up is expected to be completed annually by June 1st. Areas around the bases of trees must be free of sod, mulch, leaves & stones to ensure the health of the trees.

15.  Guests must keep all firewood hidden from view with no more than ¼ cords per site.

16.  Privacy areas between sites must be kept in a natural state with absolutely no storage space used there of any kind.

17.  A maximum of 6 lawn ornaments per site is permitted.

18.  Guests must notify Management & get approval before building or erecting anything on their site.

19.  Guests are not allowed to attend local area brick-and-mortar schools (K-12).

    • However, homeschooling, cyber schooling, or online college classes are permitted.

20. Guests are not allowed to have their mail forwarded to our PO Box or business address.

    • However, occasional package deliveries are permitted.

21.  Guests may have up to a maximum of two 100-Gallon propane tanks on their campsite. We do not fill propane here on the campground. It is the responsibility of the Guest to find & pay a company which can fill their propane tanks via a specialized service.

22. Outdoor Storage Boxes are allowed, so long as their size does not exceed the dimensions of: 60 Inches Long x 32 Inches Wide x 32 Inches Height. (See Website For Picture Examples)

    • The only constructive material permitted for these Outdoor Storage Boxes is plastic, a colored decorative textured plastic is ideal, but Rubbermaid is also acceptable. Definitely, nothing else is permitted, especially any kind of metal.

23. Maximum amount of all combined Equipment Allowed per 1 campsite(please note that the Campground reserves the right to approve all items and can create different rules as necessary):

    • 1 RV

    • 1 Vehicle not the RV

    • 1 Screen Tent/Screen Room or Regular Tent

    • 1 Outdoor Storage Box (See our Monthly or Seasonal RV Site Reservations Article for more information)

    • 1 Outdoor Table

    • 6 Outdoor Chairs

    • 6 Lawn Ornaments

    • x2 100-Gallon Propane Tanks

    • 1 Fire Ring (Campground Provided Only)

    • 1 Picnic Table (Campground Provided Only)

1. The answer to this question largely depends on a number of factors. Many of which could be:

   • The time of the year you're looking to have as your scheduled Arrival Date

   • Our own campsite availability

   • Whether or not your stay is planning to go into the Winter Months

   • ...and much more

2. Our Online Reservation Portal will be able to show you campsites which are available for booking if you plug in your information.

   • Outside of the aforementioned method, any site colored BLUE on the Map below, could be available for Monthly booking if your scheduled Arrival Date is during the In-Season.

     • Any site colored PINK on the Map below could be available for Monthly booking if your scheduled Arrival Date is during the Off-Season.

       • There's also overlap between these two colors.

3. Use the Map below the Map below to also consult for sites Winter Water. If you anticipate your Monthly stay will last into the date range of approx. November 8th to April 1st, you should only book only a site that is identified as having Winter Water(if that is the case for you).

4. We are able to move you around come this time of year, however it's often just best to get yourself settled on a site that can maintain you for your entire stay without having to invoke a mid-stay move.

   • Such would be requirement if you booked a Monthly site during the In-Season which simultaneously did not have access to a Ground Crock, AND you also planned to stay into the Winter Months.

     • This type of situation also risks us not being to accommodate you, by virtue of us accidentally over-booking. Because we do not always perfectly pre-plan our Monthly Reservations, to know who exactly wants to be staying during the Winter Months & needs to be moved.

     • Continuing on this topic, it is also very instructive to remind you of our 'living' at White Oak Article:
