Please read these terms of service carefully before using Our Service(s).
Interpretation and Definitions
Interpretation
The words in which the initial letter is capitalized have meanings defined under the following conditions. The following definitions shall have the same meaning regardless of whether they appear in the singular or in the plural.
Definitions
For the purposes of these Terms of Service:
Accommodation refers to the offered service for renting an RV Site.
Affiliate means an entity that controls, is controlled by, or is under common control with a party, whereas "control" means ownership of 50% or more of the shares, equity interest, or other securities entitled to vote for the election of directors or other managing authority.
Country refers to Pennsylvania, United States
Company (referred to as either "the Company", "We", "Us" or "Our" in this Agreement) refers to White Oak Campground, at 3156 White Oak Road Quarryville, PA 17566.
Campground or Park refers to the same as ‘Company’.
Content refers to content such as text, images, or other information that can be posted, uploaded, linked to, or otherwise made available by You, regardless of the form of that content.
Device means any device that can access the Service such as a computer, a cellphone, or a digital tablet.
Equipment means an RV of any kind, a Vehicle not the RV such as an Automobile, an Outdoor Screen Tent/Screen Room or Regular Tent, an Outdoor Storage Box, an Outdoor Table, an Outdoor Chair, a Lawn Ornament, a Fire Ring, or a Picnic Table.
Feedback means feedback, innovations, or suggestions sent by You regarding the attributes, performance, or features of our Service.
Goods refers to our Accommodation Reservation(s), or any other of our paid Service(s) or distributions.
Guest refers to You receiving our Accommodation Service(s).
Orders mean a request by You to purchase Goods from Us.
Primary Occupant = the single Guest whom a Reservation is made under and who is also a frequent inhabitant of the campsite.
Promotions refer to contests, sweepstakes, or other promotions offered through the Service.
Secondary Occupant = Guest(s) apart of a Reservation who are/is NOT the Primary Occupant.
Service refers to the Website & Accommodations.
Terms and Conditions (also referred to as "Terms") mean these Terms and Conditions that form the entire agreement between You and the Company regarding the use of the Service. Also may be used as ‘Terms of Service’.
Third-party Social Media Service means any services or content (including data, information, products, or services) provided by a third party that may be displayed, included, or made available by the Service.
Website refers to White Oak Campground, accessible from www.whiteoakcampground.com.
You means the individual accessing or using the Service, or the company, or other legal entity on behalf of which such individual is accessing or using the Service, as applicable.
We reserve the right, at Our sole discretion, to modify or further expand upon whenever necessary the exact Definitions of these Words, or any other Word not Expressly listed here, at any time. If a revision is material We will make reasonable efforts to provide at least 30 days notice prior to any new terms taking effect. What constitutes a material change will be determined at Our sole discretion.
By continuing to access or use Our Service after those revisions become effective, You agree to be bound by the revised terms. If You do not agree to the new terms, in whole or in part, please stop using the website and the Service.

Article A.
The articles outlined in these Terms of Service are for our Guest’s & employees’ benefit & protection. This property is privately owned. The camper accepts camping privileges with the understanding that they do at this moment release the Campground, its officers, and employees of all liability for loss or damage to property and injury to his person arising out of his use of its camping facilities, and agrees to indemnify the Campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or Guest of the registered camper arising out of the use of its camping facilities. All prices are subject to change due to circumstances beyond Management’s control. Guests would still be required to pay to receive service. The Campground reserves the right to dismiss unruly Guests & their visitors for behavior that violates family-friendly camping principles. By signing, you acknowledge that you have thoroughly read and agree to comply with all of the Campground rules and regulations as outlined in these terms & conditions, as well as posted around the property grounds. Any policy not written in these articles may still exist, & it is the Guest’s responsibility to ask Management questions they may have before staying with us.
Article B. Banned Equipment
As a reminder per our RV & Vehicle Policies:
All RVs which are not Motorhomes staying at our property MUST be towed-in by the Reservation’s Primary Occupant(the Person whose name the Reservation is under). Meaning, in regards to both cases, the Primary Occupant MUST:
#1: Own their own Tow Vehicle (if they have a non-Motorhome RV), AND
#2: Know how to operate the said Tow Vehicle.
In other words: All RVs which are not Motorhomes staying at our property may NOT, under any circumstance, be towed in via a ‘commercialized’ third-party towing service. AND ipso facto, all RVs which are not Motorhomes MAY ONLY be towed-in by a Tow Vehicle that is 100%(without any exceptions) owned-and-operated by the overnight Guest.

Any Equipment Type that is not any of the aforementioned 9 Types above would not be permitted.
All Equipment is subject to approval by the Park.

This Campground allows the following 3 Equipment Types with MORE strict Tent-Combo Camping restrictions:
Non-Dilapidated Pop Ups
Interiorly Outfitted Truck Campers
Interiorly Outfitted Camper Vans
The following Equipment Types are BANNED/NOT PERMITTED on this Campground without exception:
Your Interiorly Outfitted or Non-Interiorly Outfitted Car
Your Non-Interiorly Outfitted Van
Your Non-Interiorly Outfitted Truck
Your Standalone Tent (See Website For Picture Examples)
Your Screen Tent/Screen Room or Regular Tent not properly connected to a permitted Equipment Type (See Website For Picture Examples)
Screen Tents/Screen Rooms or Regular Tents which exist IN TANDEM with an already existing RV on the campsite are allowed. (See Website For Picture Examples)
Consequently, a Standalone Tent would be classified as a Tent that exists NOT CONNECTED with an already existing permitted Equipment Type on the same campsite.
BANNED Tent Camping Examples:
Your Standalone Tent = BANNED
Your Regular Tent not properly connected to a permitted Equipment Type on the same campsite = BANNED
Your Car + Standalone or Regular Tent = BANNED
Your Non-Dilapidated Pop Up + Your Regular Tent = BANNED
Your Interiorly Outfitted Camper Van + Your Regular Tent = BANNED
Your Interiorly Outfitted Truck Camper + Your Regular Tent = BANNED
Your EZ-Up Canopy with or without Sides = BANNED
This Campground allows the following 4 Equipment Types with LESS strict Tent-Combo Camping restrictions:

Only 1 Tent is permitted per campsite, whether it is a Screen Tent/Screen Room or Regular Tent.
Maximum amount of all combined Equipment Allowed per 1 campsite(please note that the Campground reserves the right to approve all items and can create different rules as necessary):

Any Equipment on a campsite is a distinct entity from the Reservation itself.
Thus, Equipment is not linked to a Reservation. Primary and Secondary Occupants are linked to a Reservation.
Equipment on a campsite must always maintain compliance with the Park’s relevant Equipment policies and rules.
All RVs & Vehicles on the property must have their current state inspection (if applicable) & state registration(s) up-to-date & in full compliance with their state’s law. Additionally, all RVs & Vehicles on the property must have their state’s license plates externally visible on them. Failure to meet any of these requirements will require the RV or Vehicle’s mandatory removal from the property premises.
Each vehicle(RVs & Cars), must be properly insured and a certificate of insurance should be provided for all Extended Stays.
RV appearance is subject to be met with Management approval & all RV Site Reservations are subject to termination as deemed necessary by Management.
Only 1 RV is permitted per each campsite.
Only 1 Vehicle is permitted per each campsite(this does not include the RV). All other additional Vehicles a part of a Reservation over that 1 must be parked in the Campground’s Extra Parking lot, located to the right of the Camp Store atop the small incline in the grassy area. Do not block the Dumpsters, park to the right of the Gazebo.
RVs or Vehicles on the property parked in undesignated parking spots will be towed & the Guest will be billed a tow fee.
RVs & Vehicles on the property parked on a campsite & do not have their charge(s) paid will be towed & a tow fee will be charged to the Guest for it.

Article D. Campground Terms & Definitions
Reservation Type: refers to the two categories you can book a Reservation under, either: Daily or Weekly, or Extended Stay.
Site Type: refers to the 9 potential categories which a single campsite may be classified under, which is then associated with the various amenity offerings of the campsite, as well as, its pricing. The 9 categories are:
50 Amp FHU Pull-Through RV Site
50 Amp FHU Buddy Pull-Through RV Site
50 Amp FHU Back-In RV Site
Small 50 Amp FHU Back-In RV Site
Small 50 Amp FHU Buddy Back-In RV Site
30 Amp FHU Pull-Through RV Site
30 Amp FHU Back-In RV Site
30 Amp E/W Back-In RV Site
30 Amp E/W P-Section Back-In RV Site
Night: standard camping industry nomenclature for measuring time(which becomes relevant for billing): “the sun goes down the sun comes up”.
Scheduled Arrival Date: refers to the date of the calendar year when a Reservation is set to begin: “the Guest may start using the campsite”.
Scheduled Departure Date: refers to the date of the calendar year when a Reservation is set to end: “the Guest must stop using the campsite”.
Effective Nightly Rate: refers to the cost per-night of a Reservation.
Base Rate or Base Rate Total: refers to the sum total of all a Reservation’s Night’s cost. In other words: all of a Reservation’s Effective Nightly Rates added together, barring any potential Occupancy Surcharges in the Rate.
Packaged Rates or Rate Categories: determined in accordance with the number of nights the Reservation is staying:
DAILY Rate = 1 to 6 night(s) in length.
MONO-WEEKLY Rate = 7 to 13 nights in length.
BI-WEEKLY Rate = 14 to 20 nights in length.
TRI-WEEKLY Rate = 21 to 27 nights in length.
MONTHLY Rate = Ongoing starting at a minimum of at least 1 Full Month(which is numerical date to numerical date; Ex: May 14th to June 14th, or February 27th to March 27th. Failure to reach the full numerical date of the next Month does not classify as a Monthly, regardless of the number of nights reached).
SEASONAL Rate = Encompasses a billing cycle going for 1 Full Year(which is numerical date to numerical date; Ex: May 14th, 2020 to May 14th, 2021 or; February 27th, 2020 to February 27th, 2021. Failure to reach the full numerical date of the next Year does not qualify as Seasonal, regardless of the number of nights reached).
Re-Rated/Re-Rating: refers to Rates re-issued on a Reservation in reflection of ‘new & updated pricing’, not pricing from the time back when the Reservation was booked.
Site Number: refers to an individual campsite on the campground. Also can be known as the ‘Site Location’.
Deposit: refers to the initial amount of money (the ‘downpayment’) requested at the time of booking a New Reservation.
Primary Occupant: the name of the single Guest for whom a Reservation was made under and they’re also included in the Reservation’s Base Occupancy.
Secondary Occupant: any Guest(s) apart of a Reservation who are/is NOT the Primary Occupant.
No Show: when the Primary Occupant of a Reservation does not inhabit their campsite by their Reservation’s scheduled Arrival Date.
Article E. Park Open & Closed Times
The Park is Open Year-Round.
However, for certain Site Numbers, their Water will be turned off approx. November 8th(the night of November the 8th being unable to be stayed for) every year, & thus will be Closed & prohibited from seeing habitation.
Guest habitation on those specific Site Numbers during that designated time period between Water Off & Water On will be seen as an act of violation of Park Terms of Service.
For those same specific Site Numbers, their Water will turn back on approx. April 1st(the night of April the 1st being able to be stayed on) every year, & thus be back Open & allowed to be habited until the next inhabitation period takes place.
Article F. In-Season, Off-Season, & Holiday Rates
Off-Season Rates are given during the Off-Season.
Normal Designated Off-Season Dates:
November 8th(the night of November the 8th being the beginning of this rate) to May 13th(the night of May the 12th being the final night of this rate)
Special ‘Seasonal RV Sites Only’ Off-Season Dates:
November 1st(the night of November the 1st being the beginning of Seasonal RV Site Off-Season) to April 30th(the night of April the 30th being the final night of Seasonal RV Site Off-Season)
In-Season Rates are given during the In-Season.
Normal Designated In-Season Dates:
May 14th(the night of May the 14th being the beginning of this rate) to November 7th(the night of November the 7th being the final night of this rate)
Special ‘Seasonal RV Sites Only’ In-Season Dates:
May 1st(the night of May the 1st being the beginning of Seasonal RV Site In-Season) to October 31st(the night of October 31st being the final night of Seasonal RV Site In-Season)
Holiday Rates are given instead of the Weekend Daily Rate for Friday Night, Saturday Night, & Sunday Night during 5 specific Weekends during the year.
Thursday Nights & Monday Nights are not identified as apart of any Holiday Weekend’s dates.
We identify 5 specific Holiday Weekends.
Designated Holiday Dates/Weekends:
Memorial Day Weekend
Father’s Day Weekend
Fourth Of July Weekend
Labor Day Weekend
Columbus Day Weekend
It is possible to ‘Weekly’ Rate over a Holiday Rate & not receive the Holiday Rate.
Designated Holiday Dates also will receive the DAILY HOLIDAY Base Occupancy Surcharge for any Occupancy Surcharges over the 2 Adults, 1 Child, & 1 Pet included for Free.
Article G. New Reservations Policy
All Reservations must be linked to a single Guest. Hence, all Reservations must be made under a single Guest, who we call, the Primary Occupant of the Site.
Secondary Occupants differ from the Primary Occupant in that they are not the Primary Occupant whom the Reservation is made under.
All RVs which are not Motorhomes staying at our property MUST be towed-in by the Reservation’s Primary Occupant.
New Reservations are taken up to 730 days (2 years in advance) on a rolling basis. Wherein, the Departure Date of a certain Reservation being made cannot surpass the 730 days (2 years in advance) limit.
For example, if you stayed with us Arriving on October 1st, 2021, & Departing on October 5th, 2021, & today is October 5th, 2021, your campsite will have been bookable for up to 2 years in advance (up to October 5th, 2023) by anyone ever since October 1st, 2021.
Booking Fee(s):
All new Reservations have additional Booking Fee(s) applied to them.
Firefly Booking Fee(s): $3.50 per Site
Each campsite reserved within a single Reservation receives a $3.50 non-refundable Booking Fee Charge.
Processing Fee(s):
Processing Fee(s) are relevant for Credit/Debit Card Payments. Please refer to our “Payment Policies” article for more information.
Article H. Prorating Policy
We Prorate our MONO-WEEKLY, BI-WEEKLY, TRI-WEEKLY, & MONTHLY Rates.
What does this mean? What is Proration?
Prorating is simply taking the campsite's quoted ‘packaged rate’ & dividing it by say 7 for the MONO-WEEKLY Rate, 14 for the BI-WEEKLY Rate, 21 for the TRI-WEEKLY Rate, or 28, 30, or 31 for the MONTHLY Rate, & then multiplying that new Effective Nightly Rate to however many nights the Reservation is. Essentially, paying a heavily discounted ‘DAILY’ Rate.
We also will Prorate any MONO-WEEKLY, BI-WEEKLY, TRI-WEEKLY, & MONTHLY Base Occupancy Surcharges.
MONO-WEEKLY, BI-WEEKLY, TRI-WEEKLY, & MONTHLY Rates will ‘skip over’ Designated Holiday Dates without receiving the Holiday Rate.
Since we take an Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit with all Extended Stay Reservations, we will Refund back to you the difference of your Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit minus the Prorated MONTHLY Rate calculated to the amount of days you stayed for your last Month as a Monthly(up to 9-Nights). And also, if you paid for the Full Month on your last Month, but didn’t stay the Full Month, we will Refund back your difference minus the Prorated MONTHLY Rate calculated to the number of days you stayed for your last Month as a Monthly, and we will also Refund back to you your entire Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit.
Article I. Campsite Base Occupancy Policy
Campsite Occupancy can fall into 3 categories. This article will cover the first category:
#1: Base Occupancy
Charged per ALL the Nights in a Reservation.
#2: Day Visitor
Charged per person. Person(s) visiting a campsite for the day only, and does not count towards a Reservation’s Base Occupancy total.
#3: Overnight Visitor
Charged for a SELECT PORTION of the Nights in a Reservation. Will count towards the Base Occupancy Total, and is calculated per Person.
The Reservation’s Primary Occupant must be included in that Reservation’s Base Occupancy.
Hence, all Reservations are required to have AT LEAST ONE person aged 18+ years old (an Adult) per site in order to be booked.

Article J. Day Visitors Policy
Campsite Occupancy can fall into 3 categories. This article will cover the second category:
#1: Base Occupancy
Charged per ALL the Nights in a Reservation.
#2: Day Visitor
Charged per person. Person(s) visiting a campsite for the day only, and does not count towards a Reservation’s Base Occupancy total.
#3: Overnight Visitor
Charged for a SELECT PORTION of the Nights in a Reservation. Will count towards the Base Occupancy Total, and is calculated per Person.
As a reminder per our RV & Vehicle Policies:
Only 1 Vehicle is permitted per site (this does not include the RV). Additional Vehicles a part of a Reservation over that 1 must be parked in the Campground’s Extra Parking lot, located to the right of the Camp Store atop the small incline in the grassy area. Do not block the Dumpsters, park to the right of the Gazebo.
Day Visitor’s cars should be parked in the Campground’s Extra Parking lot, located to the right of the Camp Store atop the small incline in the grassy area. Do not block the Dumpsters.
Person(s) visiting for more than 10 minutes at the Park will require registration & payment as a Day Visitor. Person(s) visiting for less than 10 minutes at the Park do not need to register or pay as a Day Visitor.
Day Visitors are not counted towards a Reservation’s Base Occupancy because Day Visitors MUST leave the Campground by the time Quiet Hours(9 PM to 8 AM) take effect.
All Day Visitors are considered Secondary Occupants of a Reservation, never is a Day Visitor to be considered a Primary Occupant of a Reservation.
During Off-Season Dates:

Article K. Overnight Visitors Policy
Campsite Occupancy can fall into 3 categories. This article will cover the third category:
#1: Base Occupancy
Charged per ALL the Nights in a Reservation.
#2: Day Visitor
Charged per person. Person(s) visiting a campsite for the day only, and does not count towards a Reservation’s Base Occupancy total.
#3: Overnight Visitor
Charged for a SELECT PORTION of the Nights in a Reservation. Will count towards the Base Occupancy Total, and is calculated per Person.
As a reminder per our RV & Vehicle Policies:
Only 1 Vehicle is permitted per site (this does not include the RV). Additional Vehicles a part of a Reservation over that 1 must be parked in the Campground’s Extra Parking lot, located to the right of the Camp Store atop the small incline in the grassy area. Do not block the Dumpsters, park to the right of the Gazebo.
Overnight Visitor cars should be parked in the Campground’s Extra Parking lot, located to the right of the Camp Store atop the small incline in the grassy area. Do not block the Dumpsters.
All Overnight Visitors will be considered Secondary Occupants, never can an Overnight Visitor be considered a Primary Occupant of a Reservation.
Overnight Visitors should not be confused with Reservation Base Occupants. The difference is the Base Occupancy will take into account ALL the nights of Reservation when calculating the surcharges. While an Overnight Visitor will be charged separately from the Base Occupancy in accordance with ONLY the Nights of the Reservation that they stayed.
Overnight Visitors can be free of charge if the Reservation’s Base Occupancy has not met any of the Base Occupancy Maximums of either: 2 Adults, 1 Child, & 1 Pet. Meaning, an Overnight Guest can go towards that count of 2 Free Adults, 1 Free Child, & 1 Free Pet.
During the In-Season & Off-Season:
This charge also covers two ‘Day Visitor’ Passes for them on both the days they’re staying Overnight for. Meaning, they can stay all day the next day until 9 PM, and all day the day before. They will be given a Car Pass.
Overnight Visitors can pay for their Car Pass either inside at the Camp Store; or directly to a wandering Camp Host personnel.
Overnight Visitors Count Towards The Base Occupancy 7 Total Any Combo Of Adults+Children Allowed Per Site, and the 3 Max Pets Per Site.

All Pets must have proper documentation of up-to-date rabies vaccination.
If a Guest works long hours or plans to leave their Pet unattended in their RV for 5+ hours a day daily, then the Pet is not permitted to be at the Campground.
Pets which are Dogs are also distinct under the following:
Dogs must be leashed at all times when outside of an RV.
Dogs must not bark & annoy other Guests.
This Campground takes dog barking very seriously. If a Guest brings their dog to the Campground, it is expected of them to quiet the dog if they begin to bark out of hand. If this is not abided by, the Guest will be asked to leave the Campground & blocked from future reservations.
All dog droppings must be picked up within 5 minutes of their dropping.
Article M. How Refunds For Early Departures/Reducing Your Length Of Stay Are Given BEFORE OR ON Your Reservation’s Scheduled Arrival Date Vs. AFTER Your Reservation’s Scheduled Arrival Date
Early Departure is reducing your length of stay AFTER your Reservation’s scheduled Arrival Date.
Reducing Your Length Of Stay is reducing your length of stay BEFORE OR ON your Reservation’s scheduled Arrival Date.
Both of the above scenarios are distinct from one another and different formulas are used to determine if a Refund is warranted.
For Early Departures (AFTER your Reservation’s scheduled Arrival Date):
If you are DAILY Rated, we will Refund back to you 50% of your unstayed Nights’ cost.
If you are MONO-WEEKLY Rated, first, your Reservation will be reclassified+Re-Rated so as to match the number of Nights you actually stayed for in lieu of your Early Departure. Second, after you have been reclassified+Re-Rated, any excess payments we have on your Reservation, we will Refund back to you. If you owe us more money upon reclassification+Re-Rating, there will be no Refund and you will not have to pay us more for leaving.
If you are BI-WEEKLY Rated, first, your Reservation will be reclassified+Re-Rated so as to match the number of Nights you actually stayed for in lieu of your Early Departure. Second, after you have been reclassified+Re-Rated, any excess payments we have on your Reservation, we will Refund back to you. If you owe us more money upon reclassification+Re-Rating, there will be no Refund and you will not have to pay us more for leaving.
If you are TRI-WEEKLY Rated, first, your Reservation will be reclassified+Re-Rated so as to match the number of Nights you actually stayed for in lieu of your Early Departure. Second, after you have been reclassified+Re-Rated, any excess payments we have on your Reservation, we will Refund back to you. If you owe us more money upon reclassification+Re-Rating, there will be no Refund and you will not have to pay us more for leaving.
If you are MONTHLY Rated AND have not yet reached the entirety of your first FULL month(either 28, 30, or 31 nights in length depending on the Month of your scheduled Arrival Date), your Reservation will be reclassified+Re-Rated so as to match the number of Nights you actually stayed for in lieu of your Early Departure. We will use your Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit and/or your Mandatory Final Site Metered Electric Charge Security Deposit to cover the increased Base Rate charge you may have incurred by re-classifying your Reservation by leaving early. Also, after you have been reclassified+Re-Rated, any excess payments we have on your Reservation, we will Refund back to you. If you owe us more money upon reclassification+Re-Rating, there will be no Refund and you will not have to pay us more for leaving.
If you are MONTHLY Rated AND you have reached the entirety of your first FULL month(either 28, 30, or 31 nights in length depending on the Month of your scheduled Arrival Date), we will Refund you a Prorated amount from your concurrent Month’s Payment(if you have already paid this and thus had overpaid), this Refund will be based off your total number of unstayed Nights for your concurrent Month’s billing period.
If you are SEASONAL Rated, we will revert your Reservation back to being MONTHLY Rated going from your most recently billed 1-Year billing cycle(Anniversary Date to your Early Departure Date). The months of November to April are considered ‘0% value’ in the total value of the Seasonal Rate. Consequently, once you Early Depart as a Seasonal; you do lose your SEASONAL Rating, thus any date(s) you ‘stayed’ for from November to April will then be re-billed to your Reservation at our Equipment Storage Rate for RVs instead of the MONTHLY Rate for those date(s). The months May to October are then consequently billed at the MONTHLY Rate for your Site Type.
For Reducing Your Length Of Stay (BEFORE OR ON your Reservation’s scheduled Arrival Date):
Any Classification(be it DAILY, MONO-WEEKLY, BI-WEEKLY, TRI-WEEKLY, OR Extended Stay), we will adjust your Rate as necessary & give you a Refund for any overpayments on your Reservation.
Article N. How Extensions/Increasing Your Length Of Stay Are Handled BEFORE OR ON Your Reservation’s Scheduled Arrival Date Vs. How They’re Handled AFTER Your Reservation’s Scheduled Arrival Date

#2: You can book as a New Reservation resetting your Night counter to 0 and look to qualify for a new Rate from that point.
#3: You can book a New Reservation as an Extended Stay.
For Increasing Your Length Of Stay (BEFORE OR ON your Reservation’s scheduled Arrival Date):
Any Classification(be it DAILY, MONO-WEEKLY, BI-WEEKLY, TRI-WEEKLY, OR Extended Stay, we will adjust your Rate as necessary & give you a Refund for any overpayments on your Reservation.
Site Number changes are permitted on a case-by-case basis.
We reserve the right to change/move the site of a Guest for any reason at any time. To learn more, read our Site Number ‘Guarantee’ Disclaimer Article.
If a Guest requests to have their Site Number changed on their own advisory, we can look to accommodate. But do expect any necessary Re-Rating to ‘new & updated pricing’ where applicable since this action does qualify as an original price guarantee void.
Article O. The Savings Advantages Of Booking Exactly 7-Nights, 14-Nights, or 21-Nights
For maximum savings, we recommend Guests book their Weekly Reservations for the exact Nights of either 7-Nights, 14-Nights, or 21-Nights(the MONO-WEEKLY, BI-WEEKLY, & TRI-WEEKLY Rates, respectively).
This is because we do Prorate our Rates. So booking closer to those numerical thresholds, but not quite reaching them, will end up costing you more than if you had met that extra 1 or 2 Night threshold, thus moving your classification to that lower Effective Nightly Rate.
With this in mind, we do recommend that you also read & review our “How Extensions/Increasing Your Length Of Stay Are Handled BEFORE OR ON Your Reservation’s Scheduled Arrival Date Vs. How They’re Handled AFTER Your Reservation’s Scheduled Arrival Date” article and our ”How Refunds For Early Departures/Reducing Your Length Of Stay Are Given BEFORE OR ON Your Reservation’s Scheduled Arrival Date Vs. AFTER Your Reservation’s Scheduled Arrival Date” article.
Because ultimately, it’s always better for you to prepare your Reservation BEFORE your scheduled Arrival Date, than it is for you to ‘play-it-by-year’ and ‘extend or leave early’ as you go along AFTER your scheduled Arrival Date.
With all of this said, all of this information would also apply if you ended up doing an Early Departure if you booked as an Extended Stay Reservation and did not reach your first Full Month. Since then, we would have the funds via your Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit to fulfill your reclassification+Re-Rating up-charges on your Reservation upon you doing an Early Departure.
The recommendations outlined in this article would also apply to the reclassification+re-rating which is associated with doing an Early Departure.
So, it would be ideal for you to keep track of your Night-Count whilst if you are thinking of doing an Early Departure; so that you are not surprised if your billing becomes drastically changed upon Early Departing, especially for those who booked Extended Stay and did not reach their first Full Month, thus not qualifying for the MONTHLY Rate.
Article P. Site Number ‘Guarantee’ Disclaimer
Our campground unfortunately can never 100% ‘guarantee’ the Site Number booked on any specific Reservation(it’s rare when issues on this matter do come up, however, it is important to mention).
Site Numbers are subject to moved/changed by Park Management without notice to the Guest upon the moving/changing of their Site Number(again, it is worth noting that it is rare that someone’s booked Site Number is moved/changed).
When a Site Number is changed on a Reservation, that Reservation will be Re-Rated. Guests are fully subject to up & down charges on their Reservation due to Re-Rating.
Reservation Cancellations in cause due to an event like this happening (Site Number was changed by Park Management) with the reason of dislike of the newly given Site Number or a resulting up & down charge on the Reservation, will be given the option for a special managerial overrode 100% Refund back to them, barring any Credit/Debit card Processing Fees, as well as, any Booking Fees on the Reservation.
Article Q. Nightly Minimums & Maximums Policy
3-Night Minimum on Designated Holiday Dates for all Daily or Weekly Reservations.
Except if:
You're creating your 2-Night or 1-Night Holiday Reservation 14 days or less before your Reservation's Arrival Date. Then it would be allowed.
2-Night Minimum on any Dates for all Reservations.
Except if:
You're staying on a Weekday Night(Mon-Thurs). Weekday Nights may be 1-Night. Then it is allowed.
Or also if you're creating your 1-Night Reservation 14 days or less before your Reservation's Arrival Date. Then it would be allowed on both Weekdays or Weekends.

Article R. Payment Policies
Our campground does not offer any forms of financing for Daily or Weekly Reservations. These Reservations must be paid-in-full before or on the Reservation’s scheduled Arrival Date.
For Monthly Reservations: our campground requires the enrollment into a ‘month-to-month’ payment plan.
Our ‘month-to-month’ payment plans are designed specifically for Reservations that are Monthly. Due to the inherently large upfront totals on these long Reservations, our ‘month-to-month’ payment plans are an excellent form of ‘financing’ for your Reservation Rate over the course of your stay. It also ensures that you are only paying for exactly what you end up staying for.
Ongoing Monthly Charges Payment Plan (A.K.A. the OMCPP for short):
Pay for your site’s Rate month-by-month while you're staying with us. We’ll charge you the MONTHLY Rate before each Full Month you stay with us on your ‘Anniversary of Arrival Date’ (the same day on each Month when your initial scheduled Arrival Date was). Once you decide to leave, & depending on when you decide to leave, we will give you a Prorated Refund of your final Month’s Rate that you paid for if you did not end up staying for the Full Month.
The MONTHLY Rate you receive when you are first onboarded, is not the MONTHLY Rate you receive ‘indefinitely’ month-to-month while you’re at the Park.
Each month’s MONTHLY Rate is based on whatever the Park’s set MONTHLY Rate is at the time the Charge is posted; which is always 3 days before the Charge’s due date. The MONTHLY Rate can be viewed on our website at any time.
For Seasonal Reservations: our campground allows you to choose between two payment plans.
#1: Pay-In-Full (A.K.A. PIF for short):
Seasonals can choose to pay for their campsite’s Base Rate in full. This is for a 1-Year billing cycle. Choosing to Pay-In-Full has the benefit of being able to ‘lock in’ your Base Rate from potential pricing changes if the Campground were to update the SEASONAL Rate mid-billing cycle, to a higher Rate. More information on this topic is explained in the FMFLFP section below. This theoretical mid-billing cycle Rate change would be propagated Campground-wide, so it would be wrong to interpret this as a form of ‘selective’ Rate changes to select Reservations. All Seasonal Reservations at our Campground are billed the same Rate in accordance with their Site Type.
#2: Four Month Front-Loaded Financing Plan (A.K.A. the FMFLFP for short):
Exclusively offered just to Seasonal Reservations, pay for your SEASONAL Rate over the time span of your Reservation’s first Four Months. All Seasonal Reservations have a 1-Year billing cycle. Your Anniversary Date Of Arrival will mark the starting point each Year from where your first Four Months of your Reservation will be decided.
For example, if your Anniversary Date is July 1st, & your SEASONAL Rate is $4,000; we will charge you $1,000 on July 1st, August 1st, September 1st, & finally $1,000 on October 1st. Then, you’ll be all set for the remainder of your 1-Year billing cycle. The following Year near your Anniversary Date, your FMFLFP will restart back up for the next first Four Months of your Reservation’s renewal.
Ungenerated/unissued Installments for those enrolled in the FMFLFP are subject to up-or-down rate changes! Comparatively, those who opt-in to the PIF payment plan receive the benefit of no ‘back-rating’; because they have already ‘locked in’ their Base Rate via making full payment. Additionally, for FMFLFP clients, any already paid past Installments in an FMFLFP billing cycle cannot be ‘back-rated’. Because, they have already been paid. FMFLFP Installment Charges are only generated/issued 2 weeks before the Charge’s due date! Up until the time of a Charge’s generation/issuement, an Installment is subject to new pricing changes by the Campground!

Payment Cards (Credit Cards or Debit Cards) are subject to validation checks and authorization by Your card issuer. If we do not receive the required authorization, We will not be liable for any of your Accommodation rentals.
The campground’s Credit/Debit Card Processing Fee of 2.85% is calculated with each Payment submitted for a Charge by a Guest and is then directly passed on to that Guest who submitted Payment using their Credit/Debit Card.

A total of 2 out of the 6 Discounts are ‘Staff-Enabled Only Group Discounts’. These 2 Discounts are auto-redeemed via the Online Reservation Portal, but they only automatically get redeemed at checkout if you book using a distributed Group Code from your Wagon Master.

Important Note: Group Holds are placed for what we call ‘the largest swath’ of dates your Group could potentially be coming in on. So, YOU must give your own personal Reservation’s expected Arrival & Departure Dates when booking your Group Reservation via the Online Reservation Portal. Your own personal Arrival & Departure Dates could differ from another Group Member’s.
A Staff Member must first manually set your Group Holds & give your Wagon Master the Group Code in order for the Group Code to become active. The Wagon Master is then responsible for further distributing the Group Code to all the Regular Group Members to use.

Article T. Deposit Policy
We have 6 potential Deposit Policies that we use at our campground for taking an initial Payment on a New Reservation. A deposit is simply the amount of money requested (the ‘downpayment’) at the time of booking a New Reservation with us.
Deposit Policy #1:
For Daily or Weekly Reservations being booked 0 to 60 days before their Arrival Date, we accept a minimum of a 100% Payment on the Reservation’s Base Rate Total.
Deposit Policy #2:
For Daily or Weekly Reservations being booked 61 to 364 days before their Arrival Date, we accept a minimum of a 50% Payment on the Reservation’s Base Rate Total.
Deposit Policy #3:
For Daily or Weekly Reservations being booked 365+ days before their Arrival Date, we accept a minimum of a 33% Payment on the Reservation’s Base Rate Total.
Deposit Policy #4:
For Extended Stay Reservations being booked 0 to 7 days before their Arrival Date, we accept a minimum of a 100% Payment on the Reservation’s Base Rate Total. This would be based off just the FIRST MONTH’S Charge.
Deposit Policy #5:
For Extended Stay Reservations being booked 8 to 364 days before their Arrival Date, we accept a minimum of a 50% Payment on the Reservation’s Base Rate Total. This would be based off just the FIRST MONTH’S Charge.
Deposit Policy #6:
For Extended Stay Reservations being booked 365+ days before their Arrival Date, we accept a minimum of a 33% Payment on the Reservation’s Base Rate Total. This would be based off just the FIRST MONTH’S Charge.
Also for Extended Stay Reservations:
Also included ontop of your Reservation’s Base Rate Deposit due at the time of booking is 100% of any/all Security Deposits:
#1: The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit
#2: The Mandatory Final Site Metered Electric Charge Security Deposit
#3: The Optional Site Deck Removal Security Deposit(Mandatory w/ All Site Decks)
Article U. Reservation Edits Policy
Reservations of any type may never be ‘transferred’ between Guests, for any reason.
Once a Guest books a Reservation, that Reservation must be Cancelled by that Guest in order for any specific campsite(s) on that Reservation to become bookable for another Guest.
Reservation campsite changes are permitted.
Upon moving to a different campsite, Guests are responsible for any potential up-or-down billing adjustments associated with their new campsite.
Reservation Base Occupancy changes are permitted.
Upon adjusting their campsite’s Base Occupancy, Guests are responsible for any potential up-or-down billing adjustments associated with their new Base Occupancy.
Reservation Equipment(RV) Type changes are permitted so long as the campsite can accommodate. Guests may need to be moved to a different campsite to accommodate for a newer larger Equipment Type.
Article V. Cancellation+Refund Policies
Cancellations are only accepted BEFORE OR ON a Reservation’s scheduled Arrival Date. After a Reservation’s scheduled Arrival Date, ‘cancellations’ are then considered to be Early Departures. Please refer to that separate article for those policies.
All Reservations Booked have a 4-Day ‘grace period’ from the day they are created, wherein the Guest may then proceed to Cancel it without receiving a Cancellation Fee Charge issued to their Reservation.
However, these Reservations will still see to it that their Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) are still withheld from the Guest’s Refund, as is standard for all Cancellations.

Cancellation+Refund Policy #1:
For Daily or Weekly Reservations cancelled 93 days or more out before the Reservation’s Arrival Date, the Cancellation Fee Charge is 9%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Cancellation+Refund Policy #2:
For Daily or Weekly Reservations cancelled 8 days to 92 days out before the Reservation’s Arrival Date, the Cancellation Fee Charge is 12%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Cancellation+Refund Policy #3:
For Daily or Weekly Reservations cancelled 7 days or less before the Reservation’s Arrival Date, the Cancellation Fee Charge is 15%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Cancellation+Refund Policy #4:
For Extended Stay Reservations cancelled 93 days or more out before the Reservation’s Arrival Date, the Cancellation Fee Charge is 15%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Taken Security Deposits are fully Refunded.
Cancellation+Refund Policy #5:
For Extended Stay Reservations cancelled between 8 days to 92 days out before the Reservation’s Arrival Date, the Cancellation Fee Charge is 25%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Taken Security Deposits are fully Refunded.
Cancellation+Refund Policy #6:
For Extended Stay Reservations cancelled 7 days or less before the Reservation’s Arrival Date, the Cancellation Fee Charge is 30%(being based off the campsite’s Base Rate Total). As well as, the kept Firefly Booking Fee(s) & Credit/Debit Card Processing Fee(s) withheld. Apart from that, Payment(s) made to Charge(s) are Refunded back to the Guest.
Taken Security Deposits are fully Refunded.
The Firefly Booking Fee(s) and Credit/Debit Card Processing Fee(s) are both non-refundable & thus not considered a part of the Reservations’s Base Rate.
Cancelling an Early Arrival and/or a Late Departure will merit the same kind of Refund as in accordance with the 6 above Cancellation Policies.
Any Security Deposits taken on a Reservation are fully Refunded back to the Guest upon Cancellation. The Cancellation Fee is taken from the First Month’s Rate’s Deposit.
We provide mainly direct deposit USD Cash-Based Refunds back onto the Credit Card On-File which was used to make the Reservation’s original Deposit.
In some rare special cases, Cash, Check, or Camp Credit may be used to issue a Refund.
Camp Credit is a form of monetary currency that is only valid at our Campground & is used to discount a future stay. Camp Credit is non-transferable from one Guest to another & will expire two-years from the date it was issued to the Guest.
We reserve the right to refuse or Cancel Your Order at any time for certain reasons including but not limited to:
Goods availability
Errors in the description or prices for Goods
Errors in Your Order
We reserve the right to refuse or Cancel Your Order if fraud or an unauthorized or illegal transaction is suspected.
Any Accommodation Service(s) you purchase can only be returned in accordance with these Terms and Conditions.
Article W. Check-In, Check-Out, & No Show Policies
The 4 potential statuses of ‘Not Checked-In’, ‘Checked-In’, ‘Checked-Out’, and ‘No Show’ may be attributed to a Reservation for purely titular purposes.
At our Park, a Reservation’s scheduled Arrival Date is its de facto final date wherein certain adjustments/changes may be made to a Reservation without triggering ‘stricter’ alternative policies related to Reservation Edits. These certain adjustments/changes may include(but are not limited to):
#1: “Reducing Your Length of Stay”.

#2: “Increasing Your Length of Stay”.

Check-In time is at 1 PM on the day of your Reservation’s scheduled Arrival Date.
But, Guests may arrive up to 1-Hour early(12 PM) without issue. Meaning without any additional fees, conflicts, or pre-approvals.
However, arrivals before 12 PM need to be pre-approved & charged the Half-Day Rate beforehand. Once you are cleared for an official Early Arrival, you may arrive as soon as 8 AM that day.
A Guest may arrive any time after 1 PM as well.
If the Camp Store is closed when you arrive, you may proceed directly to your campsite and get set up. Make sure to Check-In in at the Camp Store at your soonest available opportunity.
Late Arrivals happening between the hours of 9 PM to 8 AM(the Quiet Hours) are forbidden!
If you, unfortunately, arrive at the Park between this time frame, DO NOT GO TO YOUR SITE & SETUP. Please, instead, park your rig & vehicles just overnight in one of our P-Section sites by the Main Entrance. Choose any vacant site. Once it is morning at 8 AM, you may then proceed into the Park to access your regularly chosen site. Thank you for not disrupting our quiet & peaceful Campground.
Check-Out time is at 10 AM on the day of your Reservation’s scheduled Departure Date.
But, Guests may depart up to 1-Hour late(11 AM) without issue. Meaning without any additional fees, conflicts, or pre-approvals.
However, departures after 11 AM need to be pre-approved & charged the Half-Day Rate beforehand. Once you are cleared for an official Late Departure, you may depart as late as 9 PM that day.
A Guest may depart any time between 8 AM to 10 AM, as well. A Guest should not depart anytime before 8 AM on their scheduled Departure Date, simply because that would violate our Park’s Quiet Hours. So that is discouraged.
A Guest does not need to Check-Out inside the Camp Store, they are free to just depart without face-to-face notification.
The Half-Day Rate for doing an Early Arrival is $12. (4 Extra Paid Hours)
The Half-Day Rate for doing a Late Departure is $30. (10 Extra Paid Hours)
To do both an Early Arrival & Late Departure is $42 together. (14 Extra Hours)
Cancelling an Early Arrival and/or a Late Departure will merit the same kind of Refund as in accordance with the 6 Cancellation Policies in our Cancellation+Refund Policies Article.
If a Reservation’s Primary Occupant does not show up/’Check-In’ on its scheduled Arrival Date, the Reservation will be marked as a ‘No Show’.
A Reservation marked as a ‘No Show’ will be treated as a Reservation that has been “Checked-In” for the sake of all intensive purposes, even though both these terms have already been identified as titular signifiers, nonetheless, we reiterate: At our Park, a Reservation’s scheduled Arrival Date is its de facto final date wherein certain adjustments/changes may be made to a Reservation without triggering ‘stricter’ alternative policies related to Reservation Edits.
Essentially, if you do book a Reservation with us, and you do not show up while also failing to communicate with us, we will honor/treat your Reservation as if everything is going according to plan as you booked it… Perhaps you’re coming 1 day late and never bothered to let us know? Fine by us. All the trappings of post-Arrival Date “Reservation Edit” become effective if you reach out to us past that point making edits to your Reservation.
Meaning: we won’t cancel it, nor will we fill your vacant campsite while you’re not on it.
Consequently, the campsite is still reserved in your name and paid for in your name, so we will be acting as if you have booked the campsite, but ultimately never intended to use it as we would normally expect from someone dealing with us.
Article X. Grounds Policy
Electric Vehicle Charging is BANNED throughout our entire campground. With the 1 exception for on-campsite Extended Stay Reservations since you will be paying for your own Site Metered Electric anyway. Everyone else, please find a local Electric Vehicle Charging Station to charge your vehicle at.
The Campground Speed Limit is 5 MPH.
No fireworks of any kind or type are permitted on the premises of the property.
Setups of slip-and-slides (water slides) are not permitted.
Setups of swimming pools (the blow-up kind) are not permitted.
Arrivals after 9 PM are FORBIDDEN.
Campground Quiet Hours are from 9 PM to 8 AM. Noise pollution during these hours will result in a Mandatory Cancellation of the Guest’s Reservation.
Curfew is 9 PM for Guests younger than 18 years old. Children must be back at their sites by the time of curfew.
Sites are always expected to be kept neat & clean by Guests.
Fire Rings are for firewood & charcoal only. No pallets allowed.
Public Dumpsters are for bagged garbage & boxes ONLY!
No trash from outside the Campground can be brought to our dumpsters.
No weed or foliage killer is to be used by any Guest. Nor should any Guest trim, cut, or remove foliage on the property without Management’s permission.
No firearms, bombs, or illegal substances are permitted on the Campground premises.
The washing of RVs & other vehicles is prohibited on our property premises during Designated Holiday Weekend Dates. Other dates are acceptable & it is encouraged.
Methods of obstructing your neighbor’s view are forbidden.
Tarps are not permitted for anything, other than for winterizing. Although, an RV custom-made liner from your RV’s manufacturer is preferred.
No nails or screws are permitted to be put into trees or other anchor points around a site.
Public display of clothing for drying purposes via a Clothing Line, Drying Racks, or hung from a tree is prohibited. As well as any other means possible.
No Personal Hygiene such as beard trimming, body hair removal, teeth brushing, or any other such thing in this category may be done in our Public Bathhouse or Laundromat Restroom.
Guest belongings are to be kept only within their site’s borders. If a Guest is unsure of their site’s boundaries, they should ask Management.
Site borders may be changed by Management at any point in time.
Symbols, relics, political flags, or banners may not be displayed at our Campground. With one exception, we do allow the promotion & flying of the American flag.

Article Y. Site Metered Electric Policy
Depending on if you are a Daily or Weekly or Extended Stay Reservation, we may or may not charge you for your Site Metered Electric. Read more below for more information to find out if you will qualify to be charged for your Site Metered Electric:
For Daily or Weekly Reservations, we will NOT charge you for Site Metered Electric.
For Extended Stay Reservations, we WILL charge you for your Site Metered Electric.
Extended Stay Reservations, you will receive a billed Site Metered Electric Charge to your Guest Portal payable by its Due Date. With this Charge you will get an Email Notification of the Charge being posted. WE DO NOT OFFER AN AUTOMATIC PAYMENT SERVICE FOR ELECTRIC METER READINGS. The best way for you to pay your Site Metered Electric is manually yourself on our Online Guest Portal once receiving the Charge Notification Email.
Your Anniversary Date Of Arrival is the specific day of the month (numerical) that you first had your Reservation arrive on. For example, a Reservation with an Arrival Date of May 15th, 2022, would have its Anniversary Date Of Arrival every month on the 15th. June 15th, July 15th, August 15th, etc… for an indefinite amount of time until their Reservation would depart.
The ‘cycles’ for billed Site Metered Electric are for the time-periods between each Anniversary Date Of Arrival that you are checked into the Park.
A final Site Metered Electric Charge is also issued on your Departure Date for whatever time period surpassed from that Departure Date to your last Anniversary Date Of Arrival.
Late Payment Fees are charged to the Guest if Charges go Overdue for more than 2 days. Guests should update their On-File outdated or expired Credit Card information themselves by using the Online Guest Portal.
With all of this said, you will need to manually submit your Payment for your Site Metered Electric Charge yourself every month. Charge Notifications that the Charge has been posted to your Guest Portal are sent via Email once your Meter Reading is in. Payments can be made using the Online Guest Portal, or inside the Camp Store during business hours.
The Rate for Site Metered Electric is $0.1169(11.69¢)/ per kilowatt hour. Not having been increased at all from our provider billing.
Reminder that Seasonal Reservations are classified a type of Monthly Reservation & as such, they are billed Site Metered Electric.
Article Z. Late Payment Fees Policies
Charges to a Reservation are expected to be paid in full before or on the Charge’s Due Date.
If a Charge is not paid in full by its Due Date, a separate Late Payment Fee Charge may be issued, which would also have its own Due Date.
Late Payments are taken very seriously at this Campground. Late Payments are premature markers for an unfit Guest. We are happy to maintain a comfortable relationship with all of our Guests, but we are strict with any unpaid Charges left Overdue by a Guest, applying our Late Payment Fee(s) accordingly with the prescribed scenarios as described in detail below:
Once an Outstanding Charge goes unpaid past its Due Date, it will become Overdue.
A Late Payment Fee will be issued onto a Reservation for any of its Overdue Charge(s).
Late Payment Fees are split into 3 categories:
#1: Campsite Base Rate Late Payment Fee Charge
#2: Site Metered Electric Late Payment Fee Charge
#3: Miscellaneous Late Payment Fee Charge
Concerning the first category; Campsite Base Rate Late Payment Fee Charges:
If the Overdue Campsite Base Rate Charge is DAILY, MONO-WEEKLY, BI-WEEKLY, or TRI-WEEKLY Rated:
The Late Payment Fee Charge issued will be $15.
If the Overdue Campsite Base Rate Charge is MONTHLY or SEASONAL Rated:
The Late Payment Fee Charge issued will be $15. Once 4 Days has passed since the original Charge’s Due Date(the Charge that triggered the Late Payment Fee Charge), and EITHER the Late Payment Fee Charge OR the original Charge that triggered the Late Payment Fee Charge has not been paid, another $15 Late Payment Fee Charge will be issued. Once 9 Days has passed since the original Charge’s Due Date(the Charge that triggered the 1st Late Payment Fee), we will move to do a Mandatory Cancellation of your Monthly Reservation.
If at this point still none of the 3 aforementioned Charges have not been paid in full, beginning 13 days out since your original Charge’s Due Date, we will begin charging you the DAILY Rate for your campsite on all days further that you occupy it, with subsequent Police and Legal action where necessary to get you removed from property premises.
Concerning the second category; Site Metered Electric Late Payment Fee Charges:
The Late Payment Fee Charge for Overdue Site Metered Electric Charges is $10.
Concerning the third category; Miscellaneous Late Payment Fee Charges:
The Late Payment Fee Charge for Miscellaneous Late Payment Charges is $5.
Article AA. Miscellaneous Guest Information Policy
For all Reservations, the Person who is the Primary Occupant of the campsite itself must be the Guest who is registered on the campsite’s Reservation as who the Reservation is made under.
The paid ‘subletting’ of any of our campsites to Persons other than that Guest & their other registered occupants/inhabitants on their Reservation, is strictly prohibited.
Alcohol is permitted at our Park under the following conditions:
The consumer must be of legal drinking age.
The consumer must remain at their own campsite.
The consumer cannot openly display the beverage.
The consumer cannot intoxicate themselves by excessively drinking.
Any rowdiness, loudness, vulgarity, or generally creating a disturbance in the tranquil atmosphere will result in the Guest’s dismissal from the Campground’s premises.
This Campground requires both polite & civilized behavior from all its Guests, employees, & visitors.
Public defecation or urination is strictly prohibited on the Campground’s grounds.
Driving any vehicle at any speed above the posted speed limit for that street is strictly prohibited.
Guests shall not trash or leave any messes in our Campground buildings.
Please be aware that by entering our Campground, you consent to your voice, name, and/or likeness being used, without compensation, in photos, films, and tapes for exploitation in any and all media, whether now known or hereafter devised, forever and ever, & you release the Campground, its successors, assigns, and licensees from any liability whatsoever of any nature. Do not enter our Campground if you do not wish to be subject to this.
Article AB. Golf Carts Policy
Guests are permitted to bring their Golf Carts. Provided, they abide by the Terms and Conditions.
Guest-owned Golf Carts must be in good condition.
Guest must have proof of insurance to use their Golf Cart on the property.
Abide by our Golf Cart Rules as outlined:
Operators of the Golf Cart must be 18 years of age and possess a valid driver’s license.
Headlight usage is required for driving from 6 PM to 8 AM.
Golf Carts must be operated properly. Horseplay, racing, or other misuses of the Golf Cart will not be tolerated.
Golf Carts cannot leave the premises of the Campground.
Golf Carts cannot be driven off the roads.
The maximum allowable speed is 5 MPH.
Maximum of 6 people per Golf Cart & all passengers must be seated while the Golf Cart is in motion.
Alcohol is not permitted on the Golf Cart, and it is against the law to drink & drive.
Article AC. Bikes Policy
Guests are permitted to bring their Bikes to the Campground to prove they abide by the Terms and Conditions.
Assumption of Risk:
Guests at this moment declare that they understand and accept the risk that renting a bicycle or riding a bike has a high risk of exposure to many hazards and accidents which may lead to damage to property, physical injury, or death. Guests further declare that they are in good physical health and capable of participating in the biological activity of riding a bicycle.
Guests, at this moment, assume all risk of physical injury or loss of life that may cause them or loss or physical damage to the properties that may be involved arising from an accident out of the bicycle they use.
Guests fully understand the inherent risk involved, and they accept full responsibility for all damage or injury from which it may result.
Liability Release:
Guests at this moment release, quitclaim, and forever discharge the Campground, its agents, officers, representatives, and employees from all liability or claims of illness, injury, loss or damage to property, or death resulting from their activity in riding a bicycle.
Guests execute this agreement freely and voluntarily with complete knowledge and understanding of the consequences this may incur.
Guests agree to abide by the Bike Rules.
Bike Rules:
Guests must wear helmets at all times.
No horseplay may be committed while in the operation of a bicycle.
Bike riding after the sun has set and before the sun has come up is forbidden.
Article AD. Extended Stay Cusp Scenarios
Suppose you want to book a Reservation for 29-Nights in a Month which has 31 Days in it(or other similar scenarios), these situations are called an Extended Stay Cusp Scenario(or an ESCS for short).
You need to book 2 separate Reservations in these scenarios.
You'll need to make your first Reservation for the Daily or Weekly maximum of 27-Nights; then go ahead & make your second Reservation as another Daily or Weekly Reservation for your final 2-Nights on that same Site Number, making sure to connect the two Reservations together by Date Range.
This finer detail is all in your hands to do when booking online.
Two Important Notes On The ESCS:
#1: Any Firefly Booking Fee(s) for your second Reservation will NOT be waived, meaning, you will need to pay Firefly Booking Fee(s) on BOTH Reservations.

The goal of our Pre-Screening is to preserve, protect, & esteem the Campground’s Staff, patrons, equipment, & infrastructure from potentially harmful people.
What is the Pre-Screening?
The Pre-Screening is a series of steps a new Extended Stay guest must undertake after booking their new Extended Stay Reservation with us.
Pre-Screening may be completed by the Guest by choosing between 3 different methods. Which then must be completed before they Arrive at our Park on their Reservation’s scheduled Arrival Date:
#1: Guest Portal picture uploading.
#2: Emailing pictures.
#3: Text Messaging pictures.
What do I need to do to complete my Pre-Screening?
For Guest Portal picture uploading, here are the exact Steps you are to follow:
Step 1: Access your newly created Guest Account for yourself in our Online Guest Portal using your Reservation’s Lookup Code that was sent to you via your email address after you successfully booked your Reservation. You’ll also need to provide your Last Name in order to log into your Guest Account.
Step 2: In the Navigation Menu on the left-side, click the second option from the bottom called: “Attachments”.
Step 3: Using your same electronic device that you’ve used to log into our Online Guest Portal from(either your Smartphone, Laptop, Desktop computer, etc…), upload into this Attachments Box the following 6 Pictures for us to review in the accepted formats of either PNG, JPEG, or PDF:

We will notify you with an Email and/or a Text Message after we’ve processed your Pre-Screening material. It will say if you’ve been approved or denied.
Article AF. Monthly RV Site Reservations
As a reminder per our RV & Vehicle Policies:
All RVs which are not Motorhomes staying at our property MUST be towed-in by the Reservation’s Primary Occupant(the Person whose name the Reservation is under). Meaning, in regards to both cases, the Primary Occupant MUST:
#1: Own their own Tow Vehicle (if they have a non-Motorhome RV), AND
#2: Know how to operate the said Tow Vehicle.
In other words: All RVs which are not Motorhomes staying at our property may NOT, under any circumstance, be towed in via a ‘commercialized’ third-party towing service. AND ipso facto, all RVs which are not Motorhomes MAY ONLY be towed-in by a Tow Vehicle that is 100%(without any exceptions) owned-and-operated by the overnight Guest.
Monthly Reservations are capable of being Booked Online, Over-The-Phone, or in the Camp Store.
After being booked, all New Monthly Reservations MUST complete their Pre-Screening via our Online Guest Portal from their own electronic device BEFORE trying to Check-In on their scheduled Arrival Date. For more information about our Pre-Screening, read our Pre-Screening Article.
Monthly Reservations may occupy their campsite 12-Months out of the year, given they are on a site that has Winter Water.
Monthlies on a Site Number that does not offer Winter Water may request to move to a different Site Number that does offer Winter Water in order to stay through the Winter. This is called a Winter Temporary Flip (A.K.A. a ‘WTF’ for short).
Additionally, a Monthly is the same thing as an ‘Annual’ or a ‘Permanent’. Monthly may stay as long as they’re permitted on their campsite, so long as they’re in compliance with Park Terms of Service and that they’re paying by the Month.
Monthly Reservations who are certain of their Departure Date should notify Park Management as soon as possible after booking, or when they know, so we can update that information into our System. It is also acceptable to depart when you wish if you are unsure of your exact Departure Date.
How Are Monthly Reservations Paid?
For Monthly Reservations: our Campground requires the enrollment into a ‘month-to-month’ payment plan.
Our ‘month-to-month’ payment plans are designed specifically for Reservations that are Monthly. Due to the inherently large upfront totals on these long Reservations, our ‘month-to-month’ payment plans are an excellent form of ‘financing’ for your Reservation Rate over the course of your stay. It also ensures that you are only paying for exactly what you end up staying for.
Ongoing Monthly Charges Payment Plan (A.K.A. the OMCPP for short):
Pay for your site’s Rate month-by-month while you're staying with us. We’ll charge you the MONTHLY Rate before each Full Month you stay with us on your ‘Anniversary of Arrival Date’ (the same day on each Month when your initial scheduled Arrival Date was). Once you decide to leave, & depending on when you decide to leave, we will give you a Prorated Refund of your final Month’s Rate that you paid for if you did not end up staying for the Full Month.
The MONTHLY Rate you receive when you are first onboarded, is not the MONTHLY Rate you receive ‘indefinitely’ month-to-month while you’re at the Park.
Each month’s MONTHLY Rate is based on whatever the Park’s set MONTHLY Rate is at the time the Charge is posted; which is always 3 days before the Charge’s due date. The MONTHLY Rate can be viewed on our website at any time.
The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit
We take an additional Security Deposit with all new Monthly Reservations.
The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit is your campsite’s In-Season TRI-WEEKLY Effective Nightly Rate @31-Nights MINUS your campsite’s MONTHLY Rate.
The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit may be used in two different scenarios:
Scenario #1: It will be used against the Guest if they opt to leave before reaching their first Full Month of their stay. So say that you book as a Monthly checking in May 15th, but you leave before June 15th, then your Reservation will be re-classified from an Extended Stay to a Daily or Weekly. Meaning your Reservation will be adjusted & you will lose the MONTHLY Rate, in this scenario, the Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit will be used to cover up-charges incurred by the Guest upon Reservation re-classification for not originally booking as a Daily or Weekly.
Scenario #2: It will be used to cover for the Guest when they depart during their final Month. We find that on the last Month of a Guest’s stay, they will not pay the full Month charged to their account preemptively, anticipating that they’re not going to be staying the full Month. By taking the Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit, we are able to cover up to 9-Nights without needing to track down a Guest for departing without paying their last Month’s Charge. This helps us avoid the necessity to level any of Theft of Service lawsuits against a Guest while they’re driving potentially States away from Pennsylvania. Yes, we will track you, and we will find you. But this should avoid that.

What About Electric Meter Readings & Charges?
Extended Stay Reservations, you will receive a billed Site Metered Electric Charge to your Guest Portal payable by its Due Date. With this Charge you will get an Email Notification of the Charge being posted. WE DO NOT OFFER AN AUTOMATIC PAYMENT SERVICE FOR ELECTRIC METER READINGS. The best way for you to pay your Site Metered Electric is manually yourself on our Online Guest Portal once you receive the Charge Notification Email.
Your Anniversary Date Of Arrival is the specific day of the month (numerical) that you first had your Reservation arrive on. For example, a Reservation with an Arrival Date of May 15th, 2022, would have its Anniversary Date Of Arrival every month on the 15th. June 15th, July 15th, August 15th, etc… for an indefinite amount of time until their Reservation would depart.
The ‘cycles’ for billed Site Metered Electric are for the time periods between each Anniversary Date Of Arrival that you are checked into the Park.
A final Site Metered Electric Charge is also issued on your Departure Date for whatever time period surpassed from that Departure Date to your last Anniversary Date Of Arrival.
Late Payment Fees are charged to the Guest if Charges go Overdue for more than 2 days. Guests should update their On-File outdated or expired Credit Card information themselves by using the Online Guest Portal.
With all of this said, you will need to manually submit your Payment for your Site Metered Electric Charge yourself every month. Charge Notifications that the Charge has been posted to your Guest Portal are sent via Email once your Meter Reading is in. Payments can be made using the Online Guest Portal, or inside the Camp Store during business hours.
The Rate for Site Metered Electric is $0.1169(11.69¢)/ per kilowatt hour. Not having been increased at all from our provider billing.
Reminder that Seasonal Reservations are classified a type of Monthly Reservation & as such, they are billed Site Metered Electric.

Concerning the topic of ‘living’ at White Oak:
It depends on how you’re defining the word ‘live’. We are available to be, at most, a semi-permanent living arrangement for certain people, NEVER a permanent living residence option for anyone. Let us repeat that: our campground, as RV Park, has the capability to be a form of what we call, a ‘semi-permanent living arrangement’ for what could be a certain sub-set of people within their own reasonable scenarios. The most common acceptable examples we see of this are: couples seeking interim housing in between building their new home, travel nurses, out-of-state pipeline workers, as well as, other travelling professionals, and of course; the typical full-time RVer seeking a quiet & chill spot to wind-down for their period of time. To put this all in other terms, in a more blunt fashion: we would not advise you to seek to book with us if your intent is to ‘live and die’ on this campground. That specific scenario would require a different mode of action by you with other appropriate services out there; such as a properly licensed Mobile Home Park, etc. Our campground is NOT a permeant living residence for anyone. That being said, we are an acceptable option for a semi-permanent living arrangement for certain people in certain scenarios. You don’t need to fully expound to us your own specific scenario, unless we were to ask you for it, because we had probable cause to investigate the fact that you’re trying to ‘live and die’ here. So, although there’s not an officially enforced ‘maximum’ length-of-stay for any of our Monthly(or Seasonal) Reservations, if we begin to suspect that you are using our Park as your permanent living residence, and not merely your semi-permanent one, we will unhesitantly move to Mandatorily Cancel Your Reservation with us, and then proceed to Fully Block your Guest Profile from booking future Reservations with us. You can receive packages via our mailing address. As well as the occasional letter, however when it comes specifically to letters(not as much so with packages these days), as more and more of them come in in your name, and over an extended period of time, our probable cause of Mandatorily Cancelling Your Reservation with us due to a suspected attempt to ‘live and die’ here, goes way up.
It is the responsibility of the Guest to keep their site(s) neat, clean, & free of debris.
Outdoor mats, carpets, chairs, bicycles, and other items must be removed and stored out of the way to make way for mowing and weeding. Items stored under the units must be placed far enough not to impede mowing or weeding at the unit’s perimeter.
Spring clean-up is expected to be completed annually by June 1st. Areas around the bases of trees must be free of sod, mulch, leaves & stones to ensure the health of the trees.
Guests must keep all firewood hidden from view with no more than ¼ cords per site.
Privacy areas between sites must be kept in a natural state with absolutely no storage space used there of any kind.
A maximum of 6 lawn ornaments per site is permitted.
Guests must notify Management & get approval before building or erecting anything on their site.
Guests are not allowed to attend local area brick-and-mortar schools (K-12).
However, homeschooling, cyber schooling, or online college classes are permitted.
Guests are not allowed to have their mail forwarded to our PO Box or business address.
However, occasional package deliveries are permitted.
Guests may have up to a maximum of two 100-Gallon propane tanks on their campsite. We do not fill propane here on the campground. It is the responsibility of the Guest to find & pay a company which can fill their propane tanks via a specialized service.
Outdoor Storage Boxes are allowed, so long as their size does not exceed the dimensions of: 60 Inches Long x 32 Inches Wide x 32 Inches Height. (See Website For Picture Examples)
The only constructive material permitted for these Outdoor Storage Boxes is plastic, a colored decorative textured plastic is ideal, but Rubbermaid is also acceptable. Definitely, nothing else is permitted, especially any kind of metal.

If you are interested in becoming a Seasonal at our Park, please first understand our difference between a Monthly and a Seasonal.
What's the difference between a Seasonal & a Monthly?
To provide an answer:
Seasonal Reservations at our Campground are classified as a TYPE of Extended Stay Reservation(within the same ‘umbrella’ term known as ‘Extended Stays’) with what we call different benefits & restrictions. These benefits and restrictions may be seen differently depending on the person booking.
For example, a Seasonal is NOT an upgraded version of a Monthly, NOR is a Monthly a ‘downgraded’ version of a Seasonal.
The two of them are just different but pretty much identical things that accomplish different things for different people.
Meaning, there’s not a ‘cheaper’ option between the two. Both are situational based on a Guest’s needs.
What are the situational benefits & restrictions of a Seasonal?
The SEASONAL Rate is just the MONTHLY Rate multiplied by 6. The Seasonal billing cycle goes for 12-Months at a time, compared to the Monthly which only goes for 1-Month at a time.
So for a Seasonal, what’s really your other 6-Months out of the year(that is not your In-Season Months), we let you keep your RV on your campsite for ‘free’ for RV Storage purposes.
Those other 6-Months which are not the In-Season months are considered the Off-Season months, where your campsite will not have Water anyways, and you’re forbidden from occupying your site during this time.
So the Seasonal Reservation for half of the Year acts as a purely ‘free’ RV Storage solution.
This is because the value of the SEASONAL Rate in terms of its 12-Month billing cycle, is considered 100% in the months of May through October, and 0% value considered in the months of November through April.
However, oftentimes we do let our Seasonals start occupying their RV sometime in the month of April. So actually, you tend to get about 1-Month to Half-A-Month free each Year depending on the springtime weather cooperation.
What classifies as ‘In-Season’ for Seasonals & what classifies as ‘Off-Season’ for Seasonals?
In-Season For Seasonals = May 1st through October 31st.
Off-Season For Seasonals = November 1st through April 30th.
Seasonals may leave their RVs on their campsite full-time (12-Months out of the year).
However, Seasonals may not under any circumstance occupy their RVs during the Off-Season.
These Reservations are NOT intended for permanent living. Water will be turned off during the Winter. You should stay as a Monthly if you want to be doing Winter Camping.
The reason for this is: that although there will be active electricity & sewer on your site, the water will be fully switched off for all Seasonal sites in the Winter, making inhabitation nearly impossible.
If you were to empty your black water tank while the water was switched off in the Winter, the solid waste remnants could not fully be washed down our sewer pipes due to the lack of flowing water, potentially causing severe pipe clogging in underground pipes.
Seasonal Reservation billing cycles go for 1-Year at a time; where the Anniversary Date is the renewal date every year when the next billing cycle will take place.
Anniversary Date = The date your Seasonal Reservation began. It's also the date when you’ll begin your next billing cycle.
How do I book a New Seasonal Reservation?
All New Seasonal Reservations must first start off by booking Monthly.
Not every Monthly would want to roll their Reservation over into Seasonal status if they are planning to stay with us during the Off-Season dates. In that situation, the person would not want to roll over to Seasonal status & instead just remain as Monthly status.
Seasonal Reservations are NOT capable of being booked Online, Over-The-Phone, or in the Camp Store.
They are strictly Monthly Reservations that have been 'grandfathered-in' through a manual process.
If you want to be a Seasonal, you need to begin the journey to become one by first booking a Monthly Reservation Online, Over-The-Phone, or in the Camp Store.
Once a Monthly wishes to roll over into Seasonal status, their Monthly Reservation will be updated, and they will be given a brand new status as a New Seasonal Reservation.
What qualifications do I need in order to roll my Monthly Reservation into a New Seasonal Reservation?
In order to roll your Monthly Reservation into a New Seasonal Reservation, you need to have the following 3 qualifications met:
#1: You are currently Checked-Into the Park with a Monthly status Reservation at the time of requesting to roll into a New Seasonal Reservation.
#2: You need to have been at the Monthly status for at least 2 consecutive months at a time.
The 2 consecutive months do not need to be all on the same Site Type.
The 2 consecutive months do not need to be all on the same Site Number.
#3: You need to have received managerial approval for rolling your Reservation into Seasonal status.
Depending on availability, you may be able to stay on your current Site Number once you roll into Seasonal status.
Or, management MAY give you a new Site Number, or present you with Seasonal Site Number options to choose from.
Why do I need to waste my money as a Monthly for 2 months when I know I just want to be Seasonal right now?
There are 2 parts to the answer to this question:
#1: The first part is that we need to evaluate you and your behavior while you have been living with us at the Park for a substantial period of time before we go ahead and onboard you as a Seasonal at our Park. Our Seasonal Guests are a reflection of our campground’s character; so we like to ensure that all our Seasonals are good people. This elongated ‘trial period’ allows us to see who is elect for the status of a Seasonal.
#2: The second part is that it’s actually not at all wasting your money if you think about it. Deeply considered, the SEASONAL Rate is only the MONTHLY Rate multiplied by 6. So the 2 months that you stayed with us while you were of Monthly status and thus paying Monthly, you were in fact paying the exact same amount ‘price-wise’ as if you had come on immediately as a Seasonal. The only ‘catch’ to this is that, this action does require AT MINIMUM a 14-month commitment from you. NOT a 12-month commitment. This is to ensure that Seasonals at our Park intend to stay Seasonals for a substantial period of time, rather than coming in as a Seasonal for simply 1-year, and then leaving. That type of scenario the Guest should just look to stay Monthly and then book a separate RV Storage Reservation for the time period in the Winter they were looking to store their rig for. Then proceed to leave as planned the following year.
How Are Seasonal Reservations Paid?
There are two options to choose from when paying your SEASONAL Rate.
#1: Pay-In-Full (A.K.A. PIF for short):
Seasonals can choose to pay for their campsite’s Base Rate in full. This is for a 1-Year billing cycle. Choosing to Pay-In-Full has the benefit of being able to ‘lock in’ your Base Rate from potential pricing changes if the Campground were to update the SEASONAL Rate mid-billing cycle, to a higher Rate. More information on this topic is explained in the FMFLFP section below. This theoretical mid-billing cycle Rate change would be propagated Campground-wide, so it would be wrong to interpret this as a form of ‘selective’ Rate changes to select Reservations. All Seasonal Reservations at our Campground are billed the same Rate in accordance with their Site Type.
#2: Four Month Front-Loaded Financing Plan (A.K.A. the FMFLFP for short):
Exclusively offered just to Seasonal Reservations, pay for your SEASONAL Rate over the time span of your Reservation’s first Four Months. All Seasonal Reservations have a 1-Year billing cycle. Your Anniversary Date Of Arrival will mark the starting point each Year from where your first Four Months of your Reservation will be decided.
For example, if your Anniversary Date is July 1st, & your SEASONAL Rate is $4,000; we will charge you $1,000 on July 1st, August 1st, September 1st, & finally $1,000 on October 1st. Then, you’ll be all set for the remainder of your 1-Year billing cycle. The following Year near your Anniversary Date, your FMFLFP will restart back up for the next first Four Months of your Reservation’s renewal.
Ungenerated/unissued Installments for those enrolled in the FMFLFP are subject to up-or-down rate changes! Comparatively, those who opt-in to the PIF payment plan receive the benefit of no ‘back-rating’; because they have already ‘locked in’ their Base Rate via making full payment. Additionally, for FMFLFP clients, any already paid past Installments in an FMFLFP billing cycle cannot be ‘back-rated’. Because, they have already been paid. FMFLFP Installment Charges are only generated/issued 2 weeks before the Charge’s due date! Up until the time of a Charge’s generation/issuement, an Installment is subject to new pricing changes by the Campground!
If a Guest has any future Reservations booked with us once they roll over into Seasonal status, all their Payments on those Reservations may also be transferred over to their new Seasonal Reservation.
The Mandatory ESCS Early Departure Coverage or Final Charge(s) Coverage Safeguard Security Deposit from a Monthly Reservation may be applied to the Guest’s new SEASONAL Rate. Or also just Refunded back to the Guest.
A Mandatory Final Site Metered Electric Charge Security Deposit is collected with every New Seasonal.
Typically it’s just kept from the previous Monthly Reservation.

What About Electric Meter Readings & Charges?
Extended Stay Reservations, you will receive a billed Site Metered Electric Charge to your Guest Portal payable by its Due Date. With this Charge you will get an Email Notification of the Charge being posted. WE DO NOT OFFER AN AUTOMATIC PAYMENT SERVICE FOR ELECTRIC METER READINGS. The best way for you to pay your Site Metered Electric is manually yourself on our Online Guest Portal once receiving the Charge Notification Email.
Your Anniversary Date Of Arrival is the specific day of the Month (numerical) that you first had your Reservation arrive on. For example, a Reservation with an Arrival Date of May 15th, 2022, would have its Anniversary Date Of Arrival every month on the 15th. June 15th, July 15th, August 15th, etc… for an indefinite amount of time until their Reservation would depart.
The ‘cycles’ for billed Site Metered Electric are for the time periods between each Anniversary Date Of Arrival that you are checked into the Park.
A final Site Metered Electric Charge is also issued on your Departure Date for whatever time period surpassed from that Departure Date to your last Anniversary Date Of Arrival.
Late Payment Fees are charged to the Guest if Charges go Overdue for more than 2 days. Guests should update their On-File outdated or expired Credit Card information themselves by using the Online Guest Portal.
With all of this said, you will need to manually submit your Payment for your Site Metered Electric Charge yourself every month. Charge Notifications that the Charge has been posted to your Guest Portal are sent via Email once your Meter Reading is in. Payments can be made using the Online Guest Portal, or inside the Camp Store during business hours.
The Rate for Site Metered Electric is $0.1169(11.69¢)/ per kilowatt hour. Not having been increased at all from our provider billing.
Reminder that Seasonal Reservations are classified a type of Monthly Reservation & as such, they are billed Site Metered Electric.

How Are Seasonal Reservations Renewed?
Seasonal Reservations are set up to be ‘ongoing’ indefinitely. What this means is, there is no action required by you (other than submitting your Payment for your campsite) to renew your Seasonal Reservation.
Depending on which payment option you chose back when you came on as a New Seasonal, you are in our system indefinitely on your site & we will bill you automatically for your SEASONAL Rate each year.
The renewal charges for your SEASONAL Rate are billed to you every 2 weeks before your Anniversary Date each year. It is at this point where you can see if your SEASONAL Rate had changed (other than checking yourself on our website daily)
The Due Date for your renewal charges(s) is your Anniversary Date for PIF or your Anniversary Date of Arrival each Month for the FMFLFP.
Late Payment Fees will apply to Payments not made in time.
There is also the option to enroll in an Automatic Payment Processing Program for SEASONAL Base Rate billing. If you are interested in this, please notify a Staff Member to be setup.
With all of this said, you will need to manually submit your Payment for your SEASONAL Rate yourself every year if you are not enrolled in the Automatic Payment Processing Program for SEASONAL Base Rate billing. Concerning the topic of ‘living’ at White Oak:
It depends on how you’re defining the word ‘live’. We are available to be, at most, a semi-permanent living arrangement for certain people, NEVER a permanent living residence option for anyone. Let us repeat that: our campground, as RV Park, has the capability to be a form of what we call, a ‘semi-permanent living arrangement’ for what could be a certain sub-set of people within their own reasonable scenarios. The most common acceptable examples we see of this are: couples seeking interim housing in between building their new home, travel nurses, out-of-state pipeline workers, as well as, other travelling professionals, and of course; the typical full-time RVer seeking a quiet & chill spot to wind-down for their period of time. To put this all in other terms, in a more blunt fashion: we would not advise you to seek to book with us if your intent is to ‘live and die’ on this campground. That specific scenario would require a different mode of action by you with other appropriate services out there; such as a properly licensed Mobile Home Park, etc. Our campground is NOT a permeant living residence for anyone. That being said, we are an acceptable option for a semi-permanent living arrangement for certain people in certain scenarios. You don’t need to fully expound to us your own specific scenario, unless we were to ask you for it, because we had probable cause to investigate the fact that you’re trying to ‘live and die’ here. So, although there’s not an officially enforced ‘maximum’ length-of-stay for any of our Monthly(or Seasonal) Reservations, if we begin to suspect that you are using our Park as your permanent living residence, and not merely your semi-permanent one, we will unhesitantly move to Mandatorily Cancel Your Reservation with us, and then proceed to Fully Block your Guest Profile from booking future Reservations with us. You can receive packages via our mailing address. As well as the occasional letter, however when it comes specifically to letters(not as much so with packages these days), as more and more of them come in in your name, and over an extended period of time, our probable cause of Mandatorily Cancelling Your Reservation with us due to a suspected attempt to ‘live and die’ here, goes way up.
It is the responsibility of the Guest to keep their site(s) neat, clean, & free of debris.
Outdoor mats, carpets, chairs, bicycles, and other items must be removed and stored out of the way to make way for mowing and weeding. Items stored under the units must be placed far enough not to impede mowing or weeding at the unit’s perimeter.
Spring clean-up is expected to be completed annually by June 1st. Areas around the bases of trees must be free of sod, mulch, leaves & stones to ensure the health of the trees.
Guests must keep all firewood hidden from view with no more than ¼ cords per site.
Privacy areas between sites must be kept in a natural state with absolutely no storage space used there of any kind.
A maximum of 6 lawn ornaments per site is permitted.
Guests must notify Management & get approval before building or erecting anything on their site.
Guests are not allowed to attend local area brick & mortar schools (K-12).
However, homeschooling, cyber schooling, or online college classes are permitted.
Guests are not allowed to have their mail forwarded to our PO Box or business address.
However, occasional package deliveries are permitted.
Guests may have up to a maximum of two 100-Gallon propane tanks on their campsite. We do not fill propane here on the campground. It is the responsibility of the Guest to find & pay a company which can fill their propane tanks via a specialized service.
Outdoor Storage Boxes are allowed, so long as their size does not exceed the dimensions of: 60 Inches Long x 32 Inches Wide x 32 Inches Height. (See Website For Picture Examples)
The only constructive material permitted for these Outdoor Storage Boxes is plastic, a colored decorative textured plastic is ideal, but Rubbermaid is also acceptable. Definitely, nothing else is permitted, especially any kind of metal.

Article AH. Extended Stay Post-Screening
We Post-Screen all concurrent Extended Stay Guests via a Manager-directed Manager-discretion walkaround every Friday of the week between the hours of 12 PM & 3 PM 365/366 days a year.
The goal of our Post-Screening is to preserve, protect, & esteem the Campground’s Staff, patrons, equipment, & infrastructure from potentially harmful people.
Post-Screenings require no action from the Guest, unless a violation were to be found. In which case, the Guest will be notified by Email & SMS Messaging that they have failed a Post-Screening and will need to take corrective action as prescribed, or face Mandatory Cancellation of their Reservation.
What is the Post-Screening?
The Post-Screening is a Manager-directed Manager-discretion walkaround of all concurrent Extended Stay Guests.
When is the Post-Screening?
Every Friday of the week between the hours of 12 PM & 3 PM, 365/366 days a year.
What do I need to do to complete my Post-Screening?
Nothing. Unless a violation of Park Terms of Service were to be found. In which case, you will be notified via Email & SMS Messaging that you have failed a Post-Screening and will need to corrective action as prescribed or face Mandatory Cancellation of your Reservation.
How do I know if I’ve passed or failed a Post-Screening?
If you've passed a Post-Screening, you will never be notified. Unless you Contact Us and ask us about the status of your most recent Post-Screening. In which case, we will let you know if you passed. You can assume you've passed if you never hear anything from us regarding the topic of Post-Screenings.
If you've failed a Post-Screening, you will be notified via Email & SMS Messaging that you've failed a Post-Screening and you will need to take the corrective action prescribed or else face Mandatory Cancellation of your Reservation.

To properly fulfill your Extended Stay Off-Boarding from our Park; we ask that you please read the following pieces of information:
If you are a Monthly:
Let us know on the exact day of your departure that you’re leaving. We will then read your campsite’s electric meter & finalize your Reservation billing.
We always want to provide you with the lowest possible Effective Nightly Rate billing for the time you stayed for, using our Prorating protocols. As well as, properly charging you the correct amount for your Site Metered Electric while you occupied the campsite.
We will be reading your campsite’s Electric Meter & billing you for your Site Metered Electric usage. However, to ensure the best accuracy, we optionally ask you to upload a picture(if you can) of your Site's Electric Meter using our Online Guest Portal. A Step-By-Step Guide can be followed on how to do this by visiting our website. This is best done using a mobile device like a smartphone or tablet. If you do not have access to either of those, it's probably too much work for you to do, so you can skip this if you choose. As we said: we will be reading your Electric Meter regardless. This optional picture-uploading step is a nice piece of insurance for you.
If you end up leaving in the middle/some days of an already pre-paid billing cycle(I.E. you already made a Monthly payment & now are leaving some days into that Month for which you already fully paid for): we will Refund you back an amount after taking off the owed Prorated amount for the date(s) you ended up staying for. You do not need to worry about having potentially overpaid for your stay, you may just leave when you choose to & we will do the rest of your Off-Boarding Refund(s) on our end after calculating your owed Prorated amount.
If you are a Seasonal:
We will be reading your campsite’s Electric Meter & billing you for your Site Metered Electric usage. On an important final note:
Extended Stay Reservation finalization may take up to 7 business day(s) for us to execute. This estimation does not include the extra time which it may take for the Credit Card Companies to process your Refund back into your bank account or onto your Credit Card. You should expect to receive your Refund(s) within 7 business day(s) of us processing it on our end. You will receive notification via both Email & Text Messaging from us regarding this.

Article AJ. Winter Camping Policies
Guests are 100% responsible for purchasing & using their own Heated Drinking Water Hose from our Ground Crock to their RV’s connection port. On our website we have posted the recommended Heated drinking Water Hose to purchase.
It’s also the Guest’s responsibility to see that their Heated Drinking Water Hose continues to work all Winter long.
RV Skirting is highly recommended. White Oak is located on top of a small mountain, with sheer-cold rolling winds in the Winter. Camping here in the Winter truly is life on Hard Mode, so come experienced, and come prepared. Do not come expecting white glove service. You will be on your own surviving. We will not be held responsible for your lack of expertise. We recommend first educating yourself by watching or reading numerous videos/articles on the internet on How To Winter RV Camp before attempting to do so.
RV Skirting around any RV must actually fit the RV.
Loose or sloppy RV Skirting is prohibited.
RV Skirting that management deems unacceptable is not permitted.
RV Skirting may not be foam board.
Foam boards, however, may be placed behind an approved RV Skirting.
The Guest accepts that maintenance only plows the fallen snow in & around the select campsites which are actually open during the Off-Season.
Driving or traversing in any manner to remote areas of the Park which are not plowed in the Winter due to being closed in the Off-Season is an assumed risk by the Guest, and, Park Management is not responsible for any injuries or liabilities in those areas which we do not plow because that part of the Park is closed in the Winter.
Winter Temporary Flips (A.K.A. a WTF)
Depending on circumstances, a Guest may need to swap over to a campsite come time that their current campsite’s water is turned off for the Off-Season. If the Guest is planning to stay throughout the whole Winter and into the Spring, a Winter Temporary Flip (or a ‘WTF’ for short) may be needed.
A WTF is when a Guest swaps over to a campsite with Ground Crock Access for the Winter Months, and then swaps back in April to their original campsite which did not have Ground Crock Access.
Ideally, however, a Guest in this scenario should first aim to get onto a campsite with Ground Crock Access from the very beginning of their Reservation.
Article AK. Exposed Outdoor Equipment Storage Reservations
Our campground offers Exposed Outdoor Equipment Storage Reservations Year-Round.
Exposed Outdoor Equipment Storage may either be RV or Non-RV, which the latter would include things such as Boats, Box Trailers, & Flatbeds, etc…
These Reservations are NOT capable of being booked Online. They can only be booked Over-The-Phone or in the Camp Store ALONG WITH managerial approval for every Reservation. The average wait time for managerial approval for all Equipment Storage Reservations is a 24 to 72 hour wait period.
Only select Equipment which has received specific managerial approval may book an Equipment Storage Reservation.
Only select Site Numbers chosen by management may be used for an Equipment Storage Reservation.
Equipment Storage Reservations are subject to much of the same policies and rules as non-Equipment Storage Reservations.
Article AL. Group Reservations Policy
We love & welcome Groups of any size at White Oak! Meaning as small as 2 sites, or as large as 50 sites, we’re excited to welcome you, your friends, & your family to our campground.
We offer Group Discounts to all Reservations apart of a Group Reservation! The size of this Discount depends on the size of your Group. More information about our Group Discounts can be read in our Discounting Article.
How do I book my Group Reservations at White Oak?
Depending on the size of your Group Reservation, your recommended booking path is different. We recognize 3 different sizes in Groups at White Oak:
#1: Small Groups (2-4 Sites)
#2: Medium Groups (5-9 Sites)
#3: Large Groups (10+ Sites)
For Small Groups:
The Staff Member setting of Group Holds for Small Groups is oftentimes trivial. We find that many small groups of friends & family members have high levels of communication & don’t need our additional help. It’s typically just easiest to have everyone go online & book themselves individually using our Online Reservation Portal. The Small Group Discount of -8% is classified as a ‘self-redeemable’ Discount, so there’s no need for a Staff Member to set anything up. Each Group Member will be able to select the ‘Small Group Discount’ on their own Reservation manually via the selectable drop-down ‘Discounts’ menu on the Online Reservation Portal checkout screen.
For Medium & Large Groups:
Because these Reservations tend to have more moving parts & need additional assistance, we like to have one of our Staff Members manually place ‘Group Holds’ for these Reservations. Then, individual Group Members will go in & claim+pay for their own sites either Online, Over-The-Phone, or in the Camp Store.
To start, we ask that you please select 1 person from inside your Group who is an attending camper themselves to become what we call the Group’s ‘Wagon Master’.
Have your Group’s Wagon Master fill-out & submit on behalf of your entire Group our Wagon Master Group Holds Creation Form on our website at www.whiteoakcampground.com/groups. They’ll be asked to give various pieces of information regarding the Group’s stay. A Staff Member will then process the form & place Group Holds for your Group Members to claim+pay.
Once we have your Group Holds in place, we will give the Group Code to the Wagon Master, who will then be responsible for distributing the Group Code amongst all the other Group Members.
What’s a Group Code?:
The Group Code is very important because it acts like a ‘password’; protecting the all held sites from getting book by other non-Group Members. Only people who know the Group Code can access the sites being held by the Group Hold.
Enter your distributed Group Code into the ‘Group Code’ box on the Online Reservation Portal when you’re making your initial search for availability.
Important Note: Group Holds are placed for what we call ‘the largest swath’ of dates your Group could potentially be coming in on. So, YOU must give your own personal Reservation’s expected Arrival & Departure Dates when booking your Group Reservation via the Online Reservation Portal. Your own personal Arrival & Departure Dates could differ from another Group Member’s.
A Staff Member must first manually set your Group Holds & give your Wagon Master the Group Code in order for the Group Code to become active. The Wagon Master is then responsible for further distributing the Group Code to all the Regular Group Members to use.
The Wagon Master should instruct all Group Members to go Online or call in Over-The-Phone, or walk-in in the Camp Store to book their held campsites.
